Croy Engineering has provided project management, master planning, surveying, detailed engineering and traffic analysis for this commercial site. Douglas Place is a 132-acre planned mixed-use development located in the City of Douglasville, Douglas County, Georgia. The multi-use development will be comprised of a variety of commercial and retail uses, including: gasoline services; hotels; restaurants; residential units; convenience retail buildings; an office building; and a movie theater.
Croy Engineering developed the overall master site plan and continues to work with the developer preparing concept level site layouts for the numerous out parcels located within the development. Croy also prepared a detailed traffic analysis and produced a “Development of Regional Impact” (DRI) report in order to determine the development’s impact on both the current traffic conditions and the build-out year traffic conditions.
Croy permitted and managed the construction of the initial phase of infrastructure improvements for the development. This project facilitated the opening of the first anchor tenant for the site, Academy Sports + Outdoors. This development has included:
- Development of a Master Detention facility
- Coordination with a Wetlands Mitigation Project
- Coordination with a Stream Buffer Variance
- Obtaining a Georgia DOT Encroachment Permit
- Permitting of a Plantation Pipeline Easement Crossing
