Site Design Leads to $70 Million Mixed-Use Development
Croy was responsible for the site feasibility studies, site design, utility surveying, and permitting for the $70 million Encore mixed-use development. The site includes 327 residential units and 7,500 square feet of commercial development on a planned 6.65 acre footprint. Utility surveying and site design was complicated on this site, due to the large building footprint on a small area. Also designed on the site was a pump station for the neighboring development, a pump station for the proposed building, and a large stormwater detention vault.
The site analysis involved:
- Analyzing three properties for office, residential, and retail development
- Analyzing existing/proposed zoning conditions to determine potential property yield
- Creating concept layouts for an 11-story office tower and 327 apartment units
- Developing a retail center layout
- Producing preliminary development estimates for site selection analysis
The site design included:
- Producing zoning plans
- Conducting traffic engineering studies to determine the development’s impact
- Performing a signal warrant analysis
- Producing grading and drainage plans
- Coordinating with adjacent property owners and Cobb County on abandonment/restructuring of existing easements
- Completing hydraulic studies/reports necessary for permitting
- Coordinating with local utilities for on-site infrastructure
- Modeling pre- and post-development conditions for stormwater and sewer needs
- Producing/permitting erosion control plans
- Performing land disturbance permitting activities
